Tenants in BC have many rights and responsibilities. Here are some useful resources to explore and educate yourself:
- Residential Tenancy Guide is a great resource where tenants and landlords can find information, from start to end of tenancy.
- Tenant Resource and Advisory Centre (TRAC) offers free legal education & advocacy for BC tenants.
- Rental Tenancy Branch (RTB) provides information, resources and dispute resolution services for tenants and landlords.
- Renting-It-Right is a free online learning platform teaching BC tenants on how to find rental housing, maintain problem-free tenancies, and resolve legal disputes with landlords.
Avoiding Scams
- Verify Listing and Address: Use reputable rental sites and consider renting from a property manager for added security. If renting sight unseen, confirm the address exists and matches the advertised property.
- Meet in Person: Always try to meet the landlord and visit the unit in person. Be cautious if the landlord claims to be away and can only offer a video tour. If renting without an in-person visit, verify their ID or ownership details if anything seems suspicious.
- Verify the Landlord’s ID: Ensure the landlord’s ID matches the name on the lease for legitimacy.
- Avoid Cash Payments: Avoid paying via wire transfer or cash. Only send a deposit after reviewing the lease. Damage deposits are typically paid by e-transfer or cheque; if using cash, always request a receipt.
- Watch for Red Flags: Beware listings with poor grammar, low-quality photos, or prices significantly below market value, as these may indicate scams. Fraudsters often copy legitimate listings to create fake ads.
